Step 1: Consultation & Project Overview
We first schedule a consultation meeting and notate our client’s wants and needs. We also request that you allow us to take measurements of the existing space so we can apply the necessary infrastructural changes accordingly. Once CALADON’s Design Team has acknowledged all the project goals and has mapped out the necessary measurements of the space, then we begin the design process by creating a conceptual floor plan that is representative of the newly reimagined space.
Step 2: Architectural Planning and Drawings
The floor plan is designed to fit our client’s unique personality and lifestyle. In this step of the process, we focus on creating plans that capitulates “a vision pulled directly from your mind.” During this stage of our process CALADON’s Design Team will schedule various conference calls and meetings with the client to ensure complete transparency throughout the project. Once the floor plan and other preliminary footprints are complete, CALADON’s Design Team will take the necessary steps to ensure all the proper permits and licensing are pulled prior to new construction. * It is also important to note that revisions to the floor plan are completely necessary and we insist our client make changes to the design before we move on to the next stage of the design process. *
Step 3: Design
This stage of our process consists of sourcing all the needed fixtures, appliances, flooring, paint colors, cabinetry, trim, tile, and any other design elements that will make your property feel more like what you envisioned. In this stage our Design Team will also provide CAD drawings and renderings that helps give you an idea of the new or remodeled space prior to any final decision making. The implication of budget management is paramount in this stage of our process. We choose the most cost-effective designs and luxury finishes to bring your dream to reality without spending an egregious amount of money. We will create itemized lists with graphic imagery of all the appliances and fixtures so that you can choose what best fits your style.
Step 4: Construction Begins
Depending on which service you choose, if it is either renovation or new construction, demo work may be necessary such as removing old walls to create more space within a property or removing overgrown vegetation from the landscape to create a more natural lighting within the property. Once demolition is complete, we clean the job site and throw away any debris that may have accumulated over time.
Step 5: Framing
Now that the walls and flooring have been ripped out by the demolition team, the framers will come in to begin assembling the new frame to your luxury property. Project management plays a huge role in this stage because the stability of the property’s structure relies on proper framing. During this stage the client really starts to see their property transform before their eyes to a newly updated luxury space.
Step 6: Mechanical, Electrical, and Plumbing
We will provide rough-in placement for all systems. In terms of the placement for the rough-in it is susceptible to change. We are fully capable of moving the rough-in locations if their placement yields conflicts or if the client decides that they want it in a new location. This step is also where you will make decisions on the exterior paint color, brick, stone, or stucco.
Step 7: Interior & Exterior
Once sheetrock is hung our team completes the windows with trim, crown molding, baseboards, paint colors, and flooring simultaneously. We also will move in and install all appliances and fixtures. This is where our clients will make their final approval on the exterior finishing and landscaping.
Step 8: Finishes
We conduct a final walkthrough inspection with the client ensuring that everything is to their liking and notating any button up changes the client may want made. Once the client deems their property as being picture perfect the job is finally almost complete. The last couple of steps to our process involve giving you a thorough explanation about our warranty program and how to use any appliances you may be unfamiliar with.
